Our commitment
At Excelsior Pro Builders, we are committed to carrying out our masonry, plumbing, electrical, wood & metal, waterproofing, tiling, false ceiling and painting & decorating works with care, professionalism and attention to detail.
This Workmanship Warranty explains the general conditions under which Excelsior Pro Builders may repair or correct eligible defects directly caused by the workmanship performed by our team.
The warranty applicable to a project depends on the agreed quotation, the scope of work, the materials used, the project completion date and any specific warranty document issued for that project.
What our workmanship warranty covers
Our workmanship warranty covers defects that are directly attributable to the execution of the contracted work, subject to the applicable project agreement, including:
- defective installation;
- improper application of an agreed product or system;
- defects in finishing work caused by our workmanship;
- failure to follow the agreed project specifications;
- premature failure directly caused by an installation or execution error;
- corrective work reasonably required to restore the affected part of the completed service.
The warranty applies only to the work included in the approved quotation or signed project agreement. It does not automatically cover the entire building, structure, property or surrounding areas.
Warranty period
Unless a different period is stated in the quotation, project agreement or warranty certificate, the applicable workmanship warranty period is:

The warranty period may vary depending on:
- the type of service;
- the materials and products used;
- the manufacturer's warranty;
- the environmental conditions of the site;
- the maintenance requirements;
- the nature and complexity of the project;
- the applicable legal and regulatory framework.
The warranty period begins on the practical completion date, being the date stated in the completion document, handover document, final inspection record, or other date agreed in writing between the parties.
Any defect reported after the applicable warranty period may be reviewed at the discretion of Excelsior Pro Builders and may be subject to a separate quotation.
Services covered
The sections below outline warranty considerations specific to each trade we carry out. The exact warranty conditions for a given project are stated in the relevant quotation or project agreement, which prevails over this general page.
Masonry
Masonry work is covered when a defect is directly caused by faulty bonding, mortar application or execution by Excelsior Pro Builders.
The warranty does not normally cover:
- cracking caused by ground or structural movement;
- pre-existing structural conditions;
- defects in structures or areas not built by Excelsior Pro Builders;
- damage caused by later drilling, cutting or alterations;
- moisture ingress unrelated to our work;
- minor shrinkage cracking within normally accepted tolerances.
Plumbing
Plumbing work is covered when a defect is directly caused by faulty installation, poor connections or improper fitting of pipework and fixtures by Excelsior Pro Builders.
The warranty may exclude:
- pre-existing pipework or fittings not replaced by us;
- blockages caused by misuse or foreign objects;
- damage caused by water pressure or supply issues beyond our control;
- corrosion of pre-existing pipework;
- wear of consumable parts (such as washers or seals) beyond normal expectations;
- unauthorised modifications made by others;
- faults arising from the municipal water supply or drainage network.
Electric
Electrical work is covered when a defect is directly caused by faulty wiring, incorrect connections or improper installation of fittings by Excelsior Pro Builders.
The warranty may exclude:
- pre-existing wiring or circuits not replaced by us;
- damage caused by power surges or supply irregularities beyond our control;
- unauthorised modifications made by the client or a third party;
- wear of consumable components (such as bulbs or fuses);
- incompatible equipment supplied or connected by others;
- faults arising from the municipal power supply.
Wood & metal works
Carpentry and metal fabrication work is covered when a defect is directly caused by defective installation, assembly, fixing or finishing performed by Excelsior Pro Builders.
The warranty may exclude:
- corrosion caused by environmental exposure;
- coastal or marine conditions not identified before the quotation;
- chemical exposure;
- damage caused by unauthorised modifications;
- movement or settlement of the supporting structure;
- damage caused by excessive loads, impact or misuse;
- defects in materials supplied by the client;
- normal timber movement due to humidity or temperature changes;
- normal changes in appearance, colour or surface finish.
Where a manufacturer's warranty applies to metal products, coatings, fixings or components, that warranty may apply separately (see "Manufacturer warranties" below).
Waterproofing
Waterproofing work is covered when a defect is directly caused by improper preparation, application or installation by Excelsior Pro Builders.
The warranty does not cover water ingress caused by:
- structural movement;
- cracks or defects in areas not treated by Excelsior Pro Builders;
- blocked or damaged drainage systems;
- new penetrations or drilling;
- alterations made after completion;
- failure to maintain the treated area;
- water entering through roofs, walls, windows, joints or other areas outside the agreed scope;
- extreme weather conditions or events beyond reasonable control.
Tiling
Tiling work is covered when a defect is directly caused by faulty tile-laying, poor adhesion or incorrect grouting or sealing by Excelsior Pro Builders.
The warranty may exclude:
- cracking caused by movement of the substrate;
- tiles or materials supplied by the client;
- damage caused by impact or heavy loads after completion;
- water ingress from areas outside the tiled scope;
- natural variation in tile colour, pattern or shade inherent to the product batch;
- deterioration of grout or sealant caused by lack of maintenance;
- tiling installed over a substrate not prepared by Excelsior Pro Builders.
False ceilings
False ceiling work is covered when a defect is directly caused by faulty installation, fixing or alignment by Excelsior Pro Builders.
The warranty may exclude:
- damage caused by moisture or leaks from the roof or plumbing outside our scope;
- sagging or damage caused by unauthorised loading (for example, hanging objects);
- movement of the supporting structure;
- damage caused by other trades' work carried out after installation;
- normal expansion or contraction of materials;
- cosmetic variations in finish.
Painting & decorating
Painting and decorating work is covered when a defect is directly caused by faulty surface preparation or application by Excelsior Pro Builders.
The warranty may exclude:
- cracking or peeling caused by pre-existing surface defects or moisture beneath the surface;
- colour fading caused by normal weathering or UV exposure over time;
- damage caused by cleaning products or abrasive contact;
- paint or materials supplied by the client;
- surfaces not prepared by Excelsior Pro Builders;
- minor variations in colour or sheen between batches.
Manufacturer warranties
Certain products, materials or equipment may be covered by a separate manufacturer's warranty. Where applicable, Excelsior Pro Builders may provide the client with the relevant product information or manufacturer documentation.
Manufacturer warranties may be subject to:
- product registration;
- proof of purchase;
- maintenance requirements;
- installation conditions;
- operating instructions;
- separate claim procedures;
- exclusions imposed by the manufacturer.
A manufacturer's warranty is separate from Excelsior Pro Builders' workmanship warranty. The duration and conditions of a manufacturer's warranty may differ from the warranty offered for our workmanship.
What is not covered
Unless otherwise agreed in writing, this warranty does not cover:
- normal wear and tear;
- ageing, fading or ordinary deterioration;
- accidental damage;
- misuse or improper use;
- lack of reasonable maintenance;
- unauthorised alterations or repairs;
- work performed by a third party;
- damage caused by another contractor;
- pre-existing defects;
- hidden conditions;
- structural movement;
- ground movement or settlement;
- water ingress from an area outside our scope of work;
- extreme weather, cyclones, storms, floods or other natural events;
- fire, vandalism, impact or other external causes;
- damage caused by animals, insects or pests;
- materials supplied or selected by the client;
- changes in appearance that do not affect the function of the work;
- delays or damage caused by circumstances beyond our reasonable control.
Nothing in this section is intended to exclude any right, remedy or protection that cannot legally be excluded or limited under the applicable laws of Mauritius.
Customer's responsibilities
To preserve the benefit of the warranty, the requestor should:
- use the completed work for its intended purpose;
- follow the maintenance instructions provided;
- avoid unauthorised modifications;
- avoid drilling, cutting or attaching objects to treated surfaces without approval;
- promptly report any suspected defect;
- take reasonable steps to prevent further damage;
- provide access to the site for inspection or corrective work;
- retain the quotation, invoice, completion documents and warranty information;
- inform Excelsior Pro Builders of any work carried out by another contractor.
Failure to take reasonable steps to prevent further damage may affect the assessment of a warranty claim.
How to report a warranty issue

The request should include:
- the client's full name;
- contact details;
- project address;
- quotation, invoice or project reference;
- description of the suspected defect;
- date on which the issue was first noticed;
- photographs or videos;
- details of any maintenance, modification or third-party intervention;
- any relevant supporting documents.
The client should report a suspected defect as soon as reasonably possible after discovering it.
Warranty assessment process
Upon receiving a warranty request, Excelsior Pro Builders may:
- acknowledge receipt of the request;
- review the project documents;
- verify whether the request falls within the warranty period;
- request additional information or photographs;
- arrange a site inspection;
- determine the likely cause of the reported issue;
- confirm whether the issue is covered;
- propose an appropriate corrective action where applicable.
A site inspection does not automatically constitute an admission of liability or confirmation that the claim is covered by the warranty. If the issue is not covered, Excelsior Pro Builders may provide a separate quotation for inspection, repair or replacement.
Corrective work
Where a defect is confirmed as being covered by the applicable workmanship warranty, Excelsior Pro Builders may, at its reasonable discretion:
- repair the affected work;
- replace the affected component;
- re-perform the defective part of the service;
- provide another reasonable corrective solution.
The corrective action will normally be limited to the affected work and will not extend automatically to unrelated parts of the property. Any replacement product may be of equivalent quality or specification where the original product is unavailable.
Access and inspection
The client must provide reasonable access to the property for inspection and corrective work. The client may be responsible for:
- removing obstacles that prevent access;
- providing access to roofs, walls, structures or enclosed areas;
- protecting furniture or personal belongings;
- obtaining permission from the property owner, tenant, management company or relevant authority;
- arranging access where the property is occupied or secured.
If access is not provided, the assessment or corrective work may be delayed.
Project completion and handover
The client should inspect the completed work at handover and notify Excelsior Pro Builders of any visible issue as soon as reasonably possible. Minor finishing items identified at handover may be recorded in a completion or snagging list.
The completion of snagging work does not extend the warranty period unless expressly confirmed in writing.
The practical completion date is the date stated in the completion document, the handover document, the final inspection record, the final invoice, or another written document agreed by the parties.
Legal and contractual framework
This page provides general information about the warranty policy of Excelsior Pro Builders. The specific quotation, scope of work, signed agreement, completion document and any warranty certificate issued for the project may contain additional or different terms.
In the event of any inconsistency, the applicable signed project agreement and mandatory provisions of Mauritian law shall prevail.
The services of Excelsior Pro Builders are provided in Mauritius and may be subject to applicable laws and regulations, including consumer protection, construction, building control, health and safety, planning and insurance requirements, where applicable.
The application of any statutory warranty, insurance obligation or defect-liability requirement may depend on:
- the type of building;
- the nature and value of the works;
- the relevant permits;
- the role of each party;
- the contractual arrangements;
- the applicable legal requirements.
This page is not intended to reduce, replace or exclude any mandatory consumer right, legal remedy, warranty or protection applicable under the laws of Mauritius.
