When to contact us
A building problem rarely starts as a major event. It can begin as a damp patch on a ceiling, a leak that returns after heavy rain, a cracked joint, a loose tile, a corroded metal fixing, or a finish that no longer does its job properly.
The right time to contact Excelsior Pro Builders isn't necessarily when a problem becomes urgent. It can be earlier — when an owner, property manager or facilities lead wants to understand a situation, protect the property and decide on the most appropriate response.
We work with homeowners, property managers, hotels, retailers, businesses and site managers across Mauritius, on villas, hotels, commercial buildings, retail units, offices and mixed-use properties.
The earlier a building concern is understood, the more clearly a client can decide what needs to happen next.
Prevent, remediate, mitigate
We think about most requests in terms of three intervention approaches:
Act before disruption
For clients who want to get ahead of a problem — an ageing roof, an exposed terrace, early corrosion, worn joints, insufficient drainage, or a commercial unit that needs reinstating before a new occupancy. Identifying vulnerable areas early keeps improvements simpler and more affordable to plan.
Fix what's already visible
For an infiltration, deteriorated masonry, a failed waterproofing membrane, a plumbing leak, damaged tiling, a failing false ceiling, or corroded metalwork. An effective repair doesn't always stop at the visible symptom — a first conversation helps us understand the real cause before defining the scope.
Limit the consequences
For clients who need to protect an area, keep a space usable, reduce disruption or secure a situation temporarily while a permanent solution is being defined. We're clear about the difference between a temporary measure and a permanent repair, so there's no ambiguity about what's been done.
For a hotel, that might mean protecting a room or a common area while limiting the impact on guests. For a retailer, it might mean keeping the shop accessible, or planning works outside trading hours. For a property manager, it might mean understanding the cause of a defect, prioritising the works, and communicating a plan to the owner or tenant.

Our approach
Good building work starts before execution. It starts with understanding the property, the client's objective, the existing condition, and any practical constraints that could affect the work.
We take a project through five stages, from an initial concern to a defined scope, a priced quotation and a clear handover.

Understand
We start by reviewing what's been observed, the area affected and the outcome you're looking for. Photos, documents, a written description or an initial conversation help us decide whether a site visit or a closer assessment is needed.

Assess
We take into account the type of property, its location, access conditions, occupancy, visible defects, existing finishes, any prior work, and operational constraints — enough information to define the scope correctly, without overcomplicating the first contact.

Define
The initial request becomes a concrete scope: the works involved, materials, assumptions, exclusions, any provisional items, and the client's responsibilities. Where several trades are involved, we also plan the sequence and interfaces between them — a bathroom renovation, for example, usually coordinates plumbing, waterproofing, tiling, painting and fittings.

Deliver
Works are carried out to the approved scope and agreed conditions. In a commercial or hospitality setting, delivery also takes into account working hours, guest or customer flow, deliveries, protection of existing surfaces, and phasing where needed.

Handover
We review the completed work, identify any items still to finalise, share maintenance information, and confirm the warranty conditions that apply.
The objective isn't simply to start work — it's a clearer route from concern to action, from scope to execution, and from completion to handover.
In a hotel, a well-defined sequence limits disruption to rooms, common areas and guest-facing spaces. In a retail unit, it helps maintain access, deliveries and footfall. In an office building, it eases coordination with occupants and shared services. In a villa, it separates urgent repairs from planned improvements.
Project scope
A quotation should clarify the agreed works, materials, assumptions, exclusions, access conditions, programme requirements, client responsibilities and applicable warranty terms.
A quotation isn't just a price — it's the first formal record of what we're committing to deliver. Real conditions on site can sometimes reveal things that weren't visible before opening up, dismantling or starting an intervention; any additional work is discussed and agreed before proceeding, following the terms set out in the quotation or contract.
